Questions to ask

  • Are you licensed, bonded, and insured for this work? Can I see the certificates?
  • Who will be on site day to day, and do you use subcontractors?
  • Who pulls the permits?
  • What's the payment schedule, and what is the deposit?
  • How are change orders priced and approved?
  • What warranty do you offer on labor?

Red flags

  • Pressure to sign today or a "today only" price
  • Cash only, or a large deposit before any work or materials
  • No written contract or a vague one-line scope
  • Suggesting you skip permits
  • Can't show a license or proof of insurance

Verify a license

Every state licenses or registers contractors differently, and some leave it to cities and counties. Look up the contractor by name or license number on the official site. See our free state-by-state license & bond check (48 contiguous states + DC).

General guidance only, not legal advice. Licensing rules vary by state and locality; always confirm with your state's licensing agency.
